1. SELECT YOUR LOT & COTTAGE PLAN

  • Confirm that the cottage of your choice can be built on the lot of your choice. Some cottages will not fit on every lot.

    • NOTE: The published prices of the Cottages are based on the standard plans. They are ready to build without modifications and include a high level of quality finishes and materials. Any modifications made to these plans may increase or decrease your building cost

  • Obtain lot financing if need be

  • Close on your lot purchase (your PINEHURST COUNTRY CLUB membership activates on the day of closing, CONGRATULATIONS…your transfer fee and first 12 months of dues are on us!)

 

2. MEET THE BUILDERS

  • The sales staff at National Realty will arrange for you to meet and interview our 2 builders. This will be the time to discuss potential modifications (if any) and pricing implications of these changes.

  • Our two builders are:

    • Will Huntley: Huntley Design Build

    • Wayne Haddock: Pinehurst Homes Inc.  

  • Select the builder of your choice

 

3. CONSTRUCTION BEGINS

  • The next step is to confirm any changes made to the original plan set with your builder and architect Danny Goins. Then make your final selections with the help of your builder’s design team i.e. exterior colors, materials, appliances, flooring, colors etc.

  • Once you agree on a final price a contract is signed with your builder. They handle all permitting and ARB approval. Construction will follow.

  • Construction time is generally 5-7 months from breaking ground, depending on the weather.

  • Move in when your cottage is finished, no yard to mow...go play golf!

BUILDING SPECIFICATIONS: what goes into a luxury cottage?

  1. UTILITIES

All utilities including water, sewer, electric, telephone and cable are to be installed per the Plans and Specs

  • Sanitary Sewer – Connection to the sewer line shall be standard gravity flow per local municipal connection fees

  • Propane – 120-gallon in ground propane tank included.  If desired by Owner, a 500-gallon in ground leased propane tank shall be installed by Contractor per Owner requirements as an add option

 

  1. FOUNDATION AND CONCRETE

  • Concrete shall be 2500PSI Concrete

  • Footings – 2’-0” x 1’-0” with two (2) #4 bars continuous (see Plans and Specs)

  • Foundation Walls – 8” concrete or 8”CMU, fill top course solid with concrete

  • Pier footings – 2’-0” x 2’-0” x 1’-0” with four (4) #4 bars EW

  • Slabs – 4” thick with 6 x 6 – W1.4 x W1.4 WWF over 6 mil polyethylene vapor barrier over compacted course

  • Steps – Concrete with brick treads and risers

  • Slope of grade should be a minimum of 5% (or greater as per construction plans) at the foundation sloping away from the Cottage 

 

  1. UNIT MASONRY

  • Piers – 12” x 12” CMU pier, fill top course solid with concrete

  • Exposed foundation wall, terrace walls, other building base elements to be stucco finish (brick or stone available as an add option for Owner)

  • Chimney – Stucco finish, (brick or stone available as an add option for Owner)

  • Great Room Hearth - Flagstone

  • Great Room Fireplace - 2” thin cut veneer stone on wood framing

  • Optional Covered Porch Fireplace – Stucco finish (brick or stone available as an add option for Owner)

  • Front Porch – Brick border with concrete infill with steps

  • Treads – Brick

 

  1. FRAMING

  • Main Floor Plate Height shall be 9’ except in Great Room which shall be 10’ minimum

  • Exterior walls – 2 x 4 @ 16”on-center with OSB sheathing and building wrap

  • Interior walls – 2 x 4 @ 16” on-center and 2x6 @ 16”on-center at all wet walls

  • Floor System – 9 ¼” TJI joists, LVL beams grouped per engineering, with ¾” Avantech or equal  LP-TN 350 subfloor screwed to joists

  • Roof – Prefabricated 2x wood trusses @ 24” on-center at upper roof, 2 x 10, 2 x 12 @ 16”on-center @ other roof areas, with 5/8” Exterior plywood decking

  • Rear Covered Porch – 2 x 10 PT with 5/4” premium treated wood deck board system (masonry or composite porch available as an add option for Owner)

 

  1. EXTERIOR DOORS AND WINDOWS

Exterior patio doors, French doors and windows shall be vinyl system

 

  1. INTERIOR STAIRS

Treads shall be knotty 1” thick #2 white oak

 

  1. EXTERIOR TRIM

  • All exterior trim shall be fiber cement or equal

  • Soffits                                 ½” thick

  • Fascia                                  1 x 8 with 2 x 6 sub fascia

  • Frieze Trim                         5/4 x 4

  • Window Trim                     5/4 x 4, 5/4 x 6 - except brick mold at brick or stone veneer walls

  • Door Trim                           5/4 x 4. 5/4 x 6 - except brick mold at brick or stone veneer walls

  • Columns                             10 x 10 boxed or 12 x 12 boxed fiber resin one (1) or two (2) piece

  • Belt Trim                             1 x 10 with drip cap

  1. SIDING

  • All Exterior Siding shall be fiber cement siding or equal

  • Horizontal lapped plank with 4” to 7 ¼” exposure

  • Shingle Style – Horizontal plank standard shake pattern or sierra premium shake or equal alternative

  • Board & Batten – Sheet good with 1 x 2 battens

  • Paneled Accent Areas – Sheet good with 5/4 x trim boards

  1. THERMAL AND MOISTURE

  • Exterior walls – R15 fiberglass batt

  • Crawl Space - 3” insulation board on foundation walls

  • Attic – fiberglass batt with 38 min spray foam option

  • Interior walls – R13 fiberglass batt sound proofing

  • Guttering - Aluminum gutter and downspout with concrete splash blocks

  • Roof Shingles – Architectural single or equal over one (1) layer 30# felt with ice and 36” ice and water shield membrane at ridges, valleys eaves, and overhangs

  • Metal Roof Accent Elements – narrow interlocking seam panels or equal

  • Spray foam insulation available as an add option by Owner

           

  1. INTERIOR WALLS AND CEILINGS

  • ½” gypsum wall board throughout except 5/8” fire rated gypsum wall board at garage

  • Contractor to provide GWB green board in all bathrooms where tile will be applied

  • 5/8” gypsum wall board on ceilings throughout

  • Level 5 thin coat plaster – (add option by Owner)

  • Special Wall and Ceiling Details (add options by Owner)

  • Contractor to provide allowance for boxed beam or timber beams, and planked ceiling in great room/living room Area

  • Contractor to provide allowance for a 6’ high paneled wall in great room/living room areas

  • ¾” #2 white oak 3-½” plank throughout except in bathrooms (6” wide plank with sealed crawl space add option by Owner

  • All interior trim material to be finger jointed pine

  • Window and Door             1” x 4” side casing with 1” x 1 1/4” head trim divider and 1” x 6” head trim

       Windows to have stool and apron to match

        Provide plinth blocks at all doors

  • Base Board  7-¼” profile on First Floor with large base shoe

5-¼” speed base profile on Second Floor with standard base shoe

  • Crown One (1) piece 7” in kitchen, eating area, great room, foyer and master bedroom
